Showe Management Corporation implements and monitors a cost efficient program to ensure long-term profitability of the numerous developments which it oversees. We manage all property from an ownership perspective, implementing an individualized and proactive strategy to achieve acknowledged financial objectives. Corporate staff supervises all aspects of operational control and make regular on-site inspections. Weekly visits to project sites are made by regional office personnel to review profitability, project appearance, compliance, maintenance concerns and resolution of all issues vital to successful management.  Section 8 and Section 42 requirements and income verifications are checked by corporate office personnel to ensure consistent and accurate compliance.

Our hands-on approach to property management produces higher occupancy and lower expenses, resulting in greater asset values.  Day-to-day management and maintenance is delegated to on-site Property Managers who have demonstrated expertise in administrative and operational management.  Showe Management insists on having their managers, maintenance and cleaning personnel live on-site to provide for day and night management, prompt maintenance and to develop a sense of proprietary interest in their workplace.  The resident managers decide all routine matters, normal operating maintenance items and make emergency decisions.  The Site Managers have an intimate knowledge of the local market and provide the Corporate Office with constant feedback.  They are also responsible for timely rent collection.  Unusual problems, notification of emergencies and consultations are referred to regional and corporate office personnel.  Showe Management is proud to have a stable work force with the average duration of employment for resident managers of over 8 years.

With their fully computerized accounting systems, corporate office personnel generate complete accounting and management information for each property.  Actual expenses incurred for maintenance, administration, renting and operating expenses are continuously compared with budgeted projections.  Any variation above 5% must be identified and explained.  Monthly occupancy reports, operating budgets, financial statements, profit and loss statements and forecast statements are produced, giving a high degree of fiscal and operational control.  A thorough cash management program ensures that project cash is fully invested in interest bearing accounts, thereby maximizing investment returns.
